According to a filing with the U.S. Securities and Exchange Commission on Monday, PHH Mortgage Corporation has closed the sale of nearly its entire Freddie Mac portfolio of mortgage servicing rights (MSR) to New Residential Mortgage, LLC—about 81,500 loans. New Residential picked up the portfolio for approximately $110 million. Of that sum, $101.5 million was attributable to the purchase rights for the Freddie Mac MSR portfolio and $8.5 million was for related servicing advances. As pursuant of the agreement, PHH Mortgage and New Residential entered into a MSR Defense Agreement; PHH Mortgage will also be reimbursed by New Residential for any servicing advances the company makes on a weekly basis. PHH Mortgage will remain the subservicer for the portfolio for a term of three years. The sale is the second of a three-phase move for PHH Mortgage to rid themselves of all MSRs associated with government-backed lenders. The mortgage company sold off their Ginnie Mac MSR portfolio to the Delaware-based limited liability company back in November of 2016. They expect to sell off their portion of Fannie Mae MSRs sometime in the third quarter of 2017, however nothing is set in stone. This sale rides on the coattails of New Residential’s $950 million purchase of Citigroup’s servicing rights back for Fannie Mae- and Freddie Mac0back loans in January, as reported by Bloomberg. Those loans have an outstanding balance totaling $97 billion. Bloomberg is also reporting that New Residential has been aggressively acquiring mortgage servicing rights since the appointment of CEO Michael Nierenberg. To celebrate Halloween this year, the Student Activities Office (SAO) and Campus Dining will co-sponsor a “Halloween Spooktacular” event on Saturday. After the success of the Fall Fest, the two organizations are excited to host another evening of festive activities for students.Alicia Bates, assistant director of student programming for SAO, explained that this event will serve as a way for students to come together to celebrate Halloween, as well as to unwind in a fun, stress-free way.“Part of SAO’s mission is to enhance the overall student experience through exposure to and participation in recreational and social opportunities that allow students to maintain existing and create new connections,” Bates said. “It is our hope that by planning these events during a time when students are looking to celebrate not just a holiday, but a season, we are offering fun and healthy events that assist in creating community for our students.”In the spirit of Halloween festivity, students and staff are encouraged to come to the Spooktacular dressed up in costumes that are safe and appropriate. Available activities include a Jack-O-Lantern contest, hall-to-hall trick-or-treating, a fog photo opportunity and various crafts. McWell plans to sponsor an Apothecary with essential-oils, and two movies, “Haunted Mansion and Ghostbusters (1984),” will be played on North Quad and Library Lawn, respectively. A full schedule of events can be found on SAO’s website.SAO has been working closely with Campus Dining to prepare for the event and align the planned activities with the menu in an effort to make the Spooktacular an enjoyable experience for all. Beginning at 5 p.m., Halloween-themed meals will be served outside North Dining Hall, followed by beverages and desserts served from 8 p.m. to 11 p.m. across campus.Senior director for Campus Dining Chris Abayasinghe expressed his goal to make the event a wholesome, fully-encompassing experience.“Halloween is a fun time to be able to celebrate everything ghoulish and delicious about the holiday, so from our perspective, it’s to really host an event that provides an opportunity for students to enjoy a version of trick-or-treating,” Abayasinghe said. “We also looked to activate other festivities around campus so that way it’s a more holistic experience than just celebrating with a meal.”Meals will be pre-packaged in “takeout pumpkin” baskets that allow students to use them for trick-or-treating afterwards. This method of distribution upholds the necessary COVID-19 guidelines that Campus Dining has been adhering to all semester. In pre-pandemic years, Campus Dining has celebrated the holiday a bit differently, Abayasignhe explained.“In years past, we would celebrate Halloween in the actual dining halls,” he said. “We played to some of the architectural specifics in some of these spaces. For example, South Dining Hall obviously looks very much like Hogwarts, so we had butterbeer and things along those lines. This year, given both the meal service style as well as the need to maintain physical distancing, we had to get creative.”With this goal in mind, Campus Dining held a chili cookoff this week to identify the best chili recipe. The winning chili will be featured in the Halloween meal package.Additionally, executive pastry chef Sinai Vespie recently won the Food Network’s Halloween Baking Championship, and the Halloween Spooktacular will feature Vespie’s desserts from her victory.Abayasinghe hopes that this event will help bring a sense of fun and entertainment to a semester that has been stressful for many community members.“I understand truly that everything is a part of a new normal,” Abyasinghe said. “I would say that our students have been through one of the most dynamically changing semesters thus far, and just being able to celebrate a holiday like Halloween is incredibly important. I think it’s important for us to acknowledge the semester as it has been and also to help students appreciate Halloween and eat candy. I mean, how cool is that?”Tags: Chris Abayasinghe, COVID-19, Halloween Spooktacular, notre dame campus dining, SAO

Why Tech Companies Need Simpler Terms of Servic… A Web Developer’s New Best Friend is the AI Wai… Top Reasons to Go With Managed WordPress Hosting Related Posts guest author 1 Tags:#Features#Real-Time Web#web This is part 2 of a three-part series on the fundamental characteristics of the real-time Web.In part 1 we looked at how the real-time Web is a new form of communication and creates a new body of content. The immediacy of the Twitter channel is a third fundamental characteristic of the real-time Web and one of its prime currencies, not surprising given the name of the space. Because of demand within the eco-system, quite a bit of effort is being made on storing, slicing, dicing, and disseminating information as quickly as possible. The fundamental implication of this activity (without any explicit markers being laid down) is that the velocity of information within the Web data system has just increased by an order of magnitude. The pipes are moving data at the same rate: the speed of your data connection has not changed (although it is getting faster because of an independent effort by cable companies, telcos, and the like). What has changed is the flow of data from machine to machine on the Web and the processing that happens as information makes its way to users. Companies are making use of data that takes seconds to be published to the Web, as opposed to hours or minutes. Years ago, pages might have been crawled by search engines daily. With the advent of RSS, new posts would flow through the system within hours. With Twitter, the flow is propagated from company to company to user in real time.As Eric Marcoullier of Gnip Central points out, this is not unlike how stock and options trading has been conducted for years, where micro-seconds in receiving and processing data make a difference in gaining competitive advantage. The difference here is that, instead of real-time trading data, we have real-time social Web data: data from individuals and companies about events, theories, products, people, articles, videos, and other things and ideas, all getting passed around and publicly available. This facet of the real-time stream is having a profound impact on the infrastructure of the Web. New storage and retrieval methods are being developed to overcome the time lags of writing not just to disks but to traditional databases. Adaptations to traditional structured query languages are being made to index items directly from the stream. Search engines and search capabilities are being modified to make use of real-time inputs to influence the search results. This isn’t just a Twitter effect. This is an effect across all uses of the Web, because the expectation of access to real-time information is now permeating all websites and the infrastructure of the Web itself.Unintended ConsequencesThe use of and overlay of real-time commentary and reaction with news and events is bound to have many useful benefits, as well as interesting and perhaps adverse side effects. Several news outlets have been quick to point out how a mob mentality can take hold when opinions on emotionally charged topics are instantly disseminated. Additionally, many attribute the severity of the 1987 stock crash to the lack of regulators that prevented automated systems from reacting to ongoing market conditions through an integrated loop of feedback. Even now, 20+ years later, unintended and unforeseen events continue to happen when derivatives and automation come into play. For those prone to theorize, there are many fascinating questions to ponder. For example, the uncertainty principles states that the position and velocity of an atomic particle becomes less certain as that of another becomes more certain. If the analogy holds true, then does the veracity or truthfulness of news become less certain as the velocity of interest becomes more measurable. Likewise, what effects will the integration of the real-time stream have on the outcome of events, and how can conditions be influenced to ensure specific outcomes.Public Conversations with Explicit Social Graphs AttachedAnother characteristic of the real-time Web is that, unlike other real-time communication streams such as instant messaging, email, and the telephone, it is largely public. Also unlike these other channels, conversations within the real-time stream carry with them an explicit social graph. The audience of someone who publishes information on the real-time Web is not unknown, as might be the case in the blogging world. Each person (or company or organization) communicating on Twitter has followers, who in turn themselves have followers. Each message thus has a social graph attached to it, as does each echo or retweet of that message. Messages and message flow are for public consumption. These social graphs also contain a fair amount of information identifying each user within the graph. The majority of Twitter profiles include a name, website, and short description. Additionally, third-party directories contain self-tagged categories, roles, interests, and specialties. (Profiles are identifiable because followers need enough information to be able to identify users within the public space.)So many people and companies are interested in developing on top of the Twitter platform (and for the real-time Web in general) because of these characteristics (i.e. the openness of the channel, the availability of rich meta data, and the explicitness of the social graph) as well as the value derived from the content and interactivity. The value they get is in being able to monitor these streams and produce derivative value for Twitter users and news organizations, brands, retailers, organizations, politicians, and others who have an interest in what’s being said, who hears it, what they do with it, and what others do with that.In a strange twist, unlike the unregulated derivatives markets on Wall Street, which have run into skepticism and calls for greater regulation, the derivatives markets in technology and social Web circles operate freely and are booming.Social Graphs, Reputation, and TrustSocial graphs provide mechanisms by which to infer reputation and trust. Because the graphs of followers on Twitter are public, Twitter and third parties can employ algorithms to identify which profiles are legitimate and which are spam or cons.Algorithms based on the page-ranking algorithms that Google uses, for example, can be used to rate users not just on the number of their followers but also on the strength of their followers. It’s almost a given that Twitter and other players in this space will have serious challenges in dealing with spammers and other disreputable users, but public social graphs are a great advantage in defending against these threats.Read part 1 of this series, and stay tuned for part 3.Guest author: Ken Fromm is a serial entrepreneur who has been active during both the Internet and Web 2.0 innovation cycles. Nationalist Congress Party (NCP) chief Sharad Pawar should brace himself for more political shocks in the coming days, the Bharatiya Janata Party’s (BJP) Maharashtra unit president Chandrakant Patil said on Friday, dismissing Mr. Pawar’s claims of the ruling party using investigative agencies to hound and poach leaders from the NCP and Congress.Hinting that the NCP and Congress would witness another exodus by important leaders in the coming days, he said there was no question of the BJP deploying ‘terror tactics’ to break the Opposition.Mr. Patil said there was no reason to doubt any rift between the BJP and Shiv Sena. “Even if the BJP has the capacity to win 200 Assembly seats on its own, we will still jointly contest the elections in alliance with the Sena,” he said. An agreeable seat-sharing arrangement would be worked out with the Sena come what may, he said.‘Not desperate’“The Enforcement Directorate and Income Tax Department authorities prepare themselves well before commencing raids and searches… So, where is the question of the BJP influencing them? Today, the BJP has more than 1.5 crore members, the maximum membership that any political party has in Maharashtra. We are hardly desperate for any leaders or party workers from the Opposition. Members of the Opposition who are demoralised by their leadership are joining us in droves,” Mr. Patil said.He wondered if the NCP chief had himself not resorted to such tactics (misusing probe agencies) to bring in leaders like Chhagan Bhujbal and Narayan Rane, both formerly with the Sena, into the NCP-Congress fold.Mr. Patil also dismissed suggestions of BJP loyalists being ignored in lieu of incoming defectors from the NCP and the Congress. “We are carefully sifting those interested in joining our party and are taking only those leaders who have proved themselves with their work and expertise. With the exception of former Congressman Radhakrishna Vikhe-Patil, all members of the State Cabinet are BJP old-timers or allies,” he said. The BJP State chief also quashed speculation of him being perceived as a contender for the chief ministerial post. The party had decided that all decisions pertaining to the elections would be taken only by Chief Minister Devendra Fadnavis, he said.
